    This is exactly the question I was wondering. Even in the same area, neighborhoods with or without an HOA will be vastly different.

      also just time periods. in the close suburbs it was built up sorta normally here but new develops in farther suburbs are pretty much forced to do the HOA thing by the localities they are in who don’t want to have to do garbage, sewer, local road maintenance and such. Some of it is good as they have a lot of requirements around water and natural grounds now with flood control and native species. Of course that also makes things more expensive.
