I’d really like to see more incentives for retail on first floor, with living space on top. Tired of everyone worrying about existing SFH neighborhoods when Austin continues to approve one story strip malls. If the city would negotiate with commercial retail developers, we could push for rent discounts to employees who live on the same property.
My only objection to “5-over-1” buildings is that the 5 residential stories are almost always wood framed construction. I’m not convinced it’s a good idea, given the limited durability and fire hazards of wood.
If someone wants to build N-over-1 with proper commercial construction materials, I’m totally in favor. With the right mix of stores you can create an instant walkable mini neighborhood
I’d like to see more 2-over-1 buildings. Three story buildings should be a lot easier to get built without pushback than taller construction.
